All roofs need replacing at some point or other, but knowing when it’s time to replace instead of doing repair work isn’t always easy.

While a dependable, trusted local roofing contractor can tell you if a roof replacement is in order, there are some signs – such as those listed below – which will help you better determine a course of action.

1.  Curling or Missing Shingles

The health of your shingles is a tell-tale indicator of your roof’s health overall. In some cases, you may only need to replace a few shingles rather than having more extensive work done, including a replacement.

Both curled and missing shingles are potential indicators for a replacement. Many factors can cause shingles to become curled or split (and even missing) including weather extremes and improper installation, and if the damage is widespread, a replacement may be in order.

If the damage is contained to a small area, then repair work by a professional contractor may suffice.

2. Granules in Your Downspouts

The top layer of an asphalt single is coated with pulverized minerals which are embedded in its surface. The pebble-like granules serve to provide a protective coating for the inner layer and core of the shingles, while also protecting against UV rays, which may cause a roof to age prematurely.

If you start to notice an abundance of those granules in your downspouts and gutters, it’s often a sign of shingles without much life left in them. If the amount of pellets is excessive, you may need to do more than replace a few shingles.

3. Hole in Your Roof

There are many reasons why there could be a hole (or holes) in your roof. Tree damage is one reason, as are faulty seals around roof penetrations such as vents, skylights, and chimneys.

You should never ignore a hole in your roof, no matter how small: even a small amount of moisture allowed in your home can lead to much more significant damage. While a hole in the roof doesn’t always mean a roof replacement is in order, it’s a big warning sign you need to have inspected by a trustworthy contractor.

4. Excessive Damage

Damage caused by storms or sloppy repair work may accelerate your roof’s deterioration while shortening its lifespan.

While some damage, including storm damage, is adequately addressed with repair work, highly-visible excessive damage may require a much more aggressive approach, i.e., a replacement.

5. Multiple Leaks

A leaking roof doesn’t always mean it’s time for a replacement because a short-term repair may resolve the problem. But if you notice extensive moisture, such as on your interior walls, your roof may have multiple leaks and need to be replaced.

Sadly, by the time you see moisture in your home, it’s usually been an issue for quite some time. If your roof has experienced significant water damage, it can damage other parts of your home and lead to future problems that routine repair work won’t prevent.

6. The Age of Your Roof

Your roof has a limited lifespan which depends on the type of shingle material. A roof with asphalt shingles, for example, should provide 20 to 25 years of use – especially if it’s regularly inspected and properly maintained – while roofs made from other materials, such as metal, last longer.

Keeping track of the age of your roof helps to you know whether it’s worth making continued repairs or if replacing the roof altogether is your best option. Remember, your roof is continually wearing out with age, and other factors, such as weather extremes, may reduce its longevity. It’s always in you and your home’s best interest to replace a roof before leaks even start.

7. The Importance of Regular Inspections

While it’s advisable to inspect your roof from ground level, it’s not recommended that you go up on your roof to look for signs of damage, worn-out shingles, etc.

Instead, call a highly-skilled roofer to do regular inspections of your roof, and inspections when you can see damage from the ground. Regular inspections help keep your roof in good working order and help it to last longer.

It’s just as important to consult with your roofer as you’re deciding whether to replace your roof or not. In some cases, repair work can extend the life of your roof, while in others the damage and wear and tear are excessive enough to warrant a replacement.
